Advice For Private Landlords On Electrical Installation Condition Reports (EICR)

From July 1st 2020 it will mandatory for landlords in England to have electrical installations checked at least once every five years. A Satisfactory EICR will now be required to meet these new regulations.

This means that:

  • Electrical installations must be inspected and tested prior to the start of a new tenancy from 1st July 2020
  • Checks must be carried out on any existing tenancies by 1st April 2021
  • These checks must then be carried out on a five yearly basis.
  • A copy of the most recent electrical safety condition report (EICR) must be provided to both new and retained tenants.

What are the tests for?

  • overloaded electrical circuits
  • potential hazards within the electrical installation
  • defective work
  • lack of earthing or bonding
  • condition of the fixed wiring of the installation
  • fuse or circuit breaker ratings
  • RCDs trip correctly under fault conditions

How does it work?

Our tests go beyond a simple visual inspection. Our machines test the complete integrity of the electrical circuits to the latest 18th edition wiring regulations of BS 7671.

What do the results reveal?

You’ll receive a full EICR stating our findings and details of any remedial works required. These will be presented in order of importance, along with a breakdown of costs and a recommended timescale to complete. You will receive your report within three working days.

Remedial Works

If any issues are highlighted and once prices have been agreed, our team of expert electricians will rectify them, allowing us to then issue a Satisfactory report.

PAT Testing

Portable Appliance Testing (commonly known as PAT Testing) is a process that routinely tests electrical appliances/items by a qualified engineer that is designed to protect employees as well as tenants.

It is recommended that all portable appliances must be certified as electrically safe, ideally once a year. So that includes any electrical items that can be plugged into the mains, like kettles, lamps, microwaves, and TVs.

We’ll test every plug and various parts of the electrical equipment, and clearly label the items with PASS or FAIL stickers. All test results will be handed over to the client for their records in a PAT Test schedule.
